Booking
Conditions for our B&B/Chambres d'Hotes and Cottage/Gite Accommodation in Brittany
B&B/Chambres d'Hotes: booking
conditions 3, 5, 6, 7, 9, 10, 13, 14, 16, 17, 18, 19 & 20 are applicable.
Cottages: all booking conditions are
applicable.

The cottages on
this web site are offered for holiday rental subject to confirmation to the
client.
-
To reserve a cottage the client should complete and sign the booking form
before returning it together with payment of the initial non-refundable
deposit of 25% of the total cost. Following receipt of the signed booking form and
deposit, we will send a confirmation invoice which is the formal acceptance
of the booking. Please make cheques payable to John and Lesley
Cottrell and send it to Les Hirondelles, Rosquelfen, 22570 Laniscat,
France.

To reserve B&B
accommodation the client should complete and sign the booking form
before returning it together with payment of the initial non-refundable
deposit of 50% of the total booking cost. Following receipt of the signed booking form and
deposit, we will send a confirmation invoice which is the formal acceptance
of the booking. Please make cheques payable to John and Lesley
Cottrell and send it to Les Hirondelles, Rosquelfen, 22570 Laniscat,
France. The balance is payable on arrival. Reservations made
within 8 weeks of the start of the rental period require full payment at the
time of booking.

The balance of the rent
for the cottage is payable not less than 8 weeks before the start
of the rental period. We reserve the right to cancel the booking and retain
the deposit if you fail to settle the full payment by the due date.

Should it
become necessary for you to cancel the booking, we must be informed in
writing without delay. If notification of cancellation reaches us more than
8 weeks before the date of departure, your deposit only will be forfeit;
should the notification however be less than 8 weeks, the following ABTA
approved cancellation charges will apply in addition to the forfeiture of
your deposit expressed as a percentage of the total holiday price:
cancellation within 29-56 days of departure 30%; cancellation within 15-28
days of departure 45%; and cancellation within 1-14 days of departure 60%.
No refund or compensation or any other payments will be made if the
cancellation advice reaches us on or after the date of departure. You are
strongly advised to purchase appropriate insurance to cover any unforeseen
event which could cause you to cancel.

Dishonoured/non-cleared
cheques will automatically cancel any reservation made.

Any chargeable expenses arising during the rental period (e.g. meals,
telephone calls, etc) should be settled locally with us before departure.

A security
deposit of £100 per gite for each rental period is required and should
be included when the payment balance is sent. However this sum shall not
limit your liability to us in the event of any damage being caused to our
property or contents. The deposit will be refunded in full within 14 days of
the end of your let unless any deductions have been made in which case an
account will be given when the balance is returned to you.

Baggage, including personal effects, is at all times and in all
circumstances at the clients' risk.

The B&B rooms and the
cottages are available after 4 pm on the day of arrival and must be
vacated by 10 am on the day of departure to allow for the changeover
cleaning and preparation for new guests.

We include the cost of reasonable end of let cleaning in our holiday
price, as well as all bedding, linen and towels, so that there are no extras
to pay, but reserve the right to make an appropriate additional charge if
necessary. Additional cleaning will be charged at £10 per hour.
You and your party agree to be considerate and careful tenants. If your
cottage should be
left in an unacceptable condition we reserve the right to deduct any costs
incurred by us from your security deposit. Any damage will be charged at the
replacement cost.

Heating is included in our prices
from 1 October to 30 April but if heating is required at other times then it
will be charged for at cost price.

We operate a strict no
smoking policy inside our farmhouse and cottages and around the swimming
pool. Any cottage guest ignoring this policy will
forfeit the security deposit, and any B&B guest will be asked to leave.

Dogs may be accepted at our discretion but
they are not permitted within the swimming pool area and you must 'poop-a-scoop'
their mess. Any guest ignoring this policy will be asked to leave and
will forfeit their security deposit.

The maximum number of
guests per cottage must not be exceeded except with our written
agreement. If it is then we reserve the right to make a pro-rata charge.

You must let
us know as soon as possible of any defects/breakdowns which occur so that we
can rectify these at the earliest opportunity.

Under no
circumstances shall our liability exceed the amount paid to us for the
rental period.
-
We shall not
be liable for:
i) any loss, damage or injury which is beyond our control such as
riot, war, strikes, adverse weather conditions, etc;
ii) any loss, damage or inconvenience caused to or suffered by you and
your party if the property should be destroyed or significantly damaged
before the start of the rental period; in any such event we shall notify you
and refund all monies paid;
iii) any temporary defect or stoppage in the supply of public services
to our property nor related to any equipment, plant, machinery or appliance
within our property.

Once we have
confirmed your booking these conditions form part of our contract.

We reserve the
right to decline to accept or retain any person as a client.
